It's a fact that building components like food goods and medicines have best before dates. Actually, it should be referred to as best estimated before date. These dates are critical when preparing R&M budgets and developing maintenance strategy.
When dealing with building components there are many variables that will affect these dates. Some common ones are, - poor operating conditions (environmental) - higher usage vs. design intent - limited operators skill, and - inadequate maintenance programming.
Any of these variables can easily reduce best before dates by half. This need not be the case. Unscheduled downtime and unplanned equipment replacement can all but be eliminated. This is achieved through regular existing condition tasks, trending and a sound maintenance management approach.
